Infosys BPO Poland selects a new Skanska building in Łódź

Łódź – April 14, 2011

Infosys BPO Poland, a leading business process outsourcing company, is relocating its headquarters. From October 2012 over 1,000 Infosys specialists will be working in an ecological complex Green Horizon in the city of Łódź, which is Skanska’s most recent development. In the lease of 11,500 sq.m Infosys was represented by the real estate consultant Cushman & Wakefield.

Green Horizon, a modern and ecological class A office building, will be the only scheme with a LEED environmental certificate to be delivered in Łódź in 2012. Energy-efficient heating, ventilation, air-conditioning and lighting systems reducing energy consumption by 25% and materials offering low emissions of hazardous substances are only some of the ecological solutions applied to this development project by Skanska, the world’s leading construction and development company.

It is the first such development by the Swedish developer on the office market in Łódź and one of the first such schemes dedicated to the needs of the modern business services sector. The building has been designed to meet the specific needs of a BPO company which places great emphasis on security systems. According to its design, the complex will be divided into independent, restricted-access zones to provide top security standards for clients’ information and data.

In the first phase of construction to be completed in October 2012, 19,000 sq.m of space will be delivered, 11,500 sq.m of which will be taken up by the Łódź branch of Infosys. Skanska’s office in Łódź will also be relocated to Green Horizon. This seven-storey office building will total 33,000 sq.m of space. It will also have two levels of an underground car park with 395 parking spaces and a separate bicycle parking area.

The target capacity of the complex is approx. 2,000 employees. It was one of the main criteria of Infosys in selecting the developer’s project. Infosys currently employs over 1,000 specialists in its Łódź centre. Due to the extension of its range of services to include increasingly advanced projects, the company intends to increase its staffing level to 1,400 within the next two years. Infosys BPO Poland is, therefore, the largest outsourcing centre in the region, providing services for clients from 24 European countries. At present, its specialists from the Łódź centre work in three different locations, which in the opinion of Krystian Bestry, European Delivery Head of Infosys BPO, causes logistical problems for the company.

"We have been looking for new headquarters for quite a time because of the dynamic development of the Łódź branch of Infosys BPO Poland. We wanted to find a location which would allow us not only to consolidate all the departments of the company, but which would also prove sufficient for the centre's future business plans. Skanska's project meets the needs highlighted by Infosys BPO Poland. I must admit that the ecological nature of the Green Horizon project was also an asset," says Krystian Bestry, European Delivery Head of Infosys BPO.

Another feature of the Skanska scheme is its great flexibility which makes it possible to arrange leased space according to the tenant’s specific business requirements. Green Horizon offers an open space layout thus creating favourable conditions for the development of team and project work, which is of particular importance to a BPO company.

Green Horizon is located by one of the main arteries in Łódź with excellent transport possibilities. Another advantage of the complex is its proximity to major academic centres, including the Management Faculty, the Economy and Sociology Faculty, and the Faculty of Law and Administration of Łódź University, with which Infosys BPO cooperates.

Cushman & Wakefield represented Infosys BPO Poland during the search for the new HQ location and negotiation of its lease terms.
